New Stands For Sale in Trout Country, Machadodorp-Carolina in Mpumalanga

New Property Stands

This exclusive development of 21 small farms of 4 and 5 ha each are situated between Machadodorp and Badplaas. It is in the triangle formed by Johannesburg, Pretoria and the Kruger Park. The development "Horses Trout & Roses" will be in the name of the 21 future owners, each of whom will be granted full title of their farm. The farm is surrounded by a hedge of firethorn, plus a solar-powered electric fence, and has a motorised gate that runs on solar power. The aerial shot below, from kim@bigshots.co.za, shows the 21 farms, each clearly demarcated with topsoil, as well as five trout dams and the drive leading to the highway. All installations run on solar power. The 10 metre wide firebreak around the development is also suitable for use by horse riders.

Water

More than 20 000 litres of clean water per day is available to each farm. On 22 December 2010 Etienne Terblans, a qualified hydrologist, tested all water sources on the farms and established the flow at 428 496 litres per day from the springs and boreholes, and 533 640 litres per day from the tributary of the Elandsrivier that runs through the development. The nearby railway station of Zevenfontein is believed to have been named for these springs. The 21 farms all have access to the dams. The registration of the four springs and river on 1 January 1950 at the Department of Water Affairs is still valid.

Horse and Roses

Thanks to the climate, the area is one of the most suitable in the country for horses, trout and roses. Among those who will enjoy full-time occupation, weekends or holidays on their farms will be full-time small farmers, anglers, nurserymen and horse lovers. The many of us who are farmers at heart will have as much free water as they require to indulge in gardening and growing their own fresh vegetables. Imagine catching your own trout for breakfast and enjoying milk and butter from your own cow, or simply breathing the fresh air of nature in peace! Provision has been made for owners to build stables next to the horse paddock at no extra charge for the land. Some 1500 rose trees have been planted two years ago, and are already maturing.

One ha properties are offered elsewhere at R300 000 to R700 000, so the price for 4 and 5 ha with permanent clean, free water, five trout dams and a 10 m wide riding path right round the property is an extremely good investment.

The price is R790 000 plus VAT per farm, as indicated on the map. The first buyers are likely to prefer properties bordering on the dams.

Pay us a visit to look at the farms as soon as possible. From Witbank, pass the turn-off to Belfast on the Nelspruit road. Continue for 32 km and take the turn-off to Machadodorp on the right. Turn right at the first crossing and continue for 10 km to the entrance of Horses Trout & Roses on the left.

Nature

The absence of machinery and noise attract a growing number of waterbirds such as Egyptian geese and ducks. Pheasants and quail are frequently encountered along the paths.

Solar Power

The constitution stipulates that only solar power may be used, which ensures that birds and animals on the estate are not disturbed by noisy generators.

Going Green

The green movement is fast gaining momentum, and Horses Trout & Roses is probably the first entirely green development of its kind in South Africa.
